3️⃣ Downpayment (Booking Deposit): Once availability is confirmed, a booking deposit of €1000 secures your dates. For stays booked well in advance, this is what takes the villa off the market and reserves it exclusively for you. Where the total value of the stay is lower, the booking deposit is set at 30% of the total instead.
4️⃣ Balance Payment: The remaining balance is due no later than 14 days before your check-in date. For reservations made less than 14 days before arrival, the full amount is payable at the time of booking. This applies to every reservation, however far in advance it is made: the booking deposit holds the villa for you, and the balance confirms it.
If the balance has not been received in full by the deadline, the reservation is treated as not confirmed. The dates are released and become available to other guests, and the booking deposit is retained by the property as agreed compensation for the period during which the villa was held unavailable (caparra confirmatoria, art. 1385 of the Italian Civil Code). We will send you a reminder in good time before the balance falls due, so the date never comes as a surprise. Should you foresee any difficulty, please write to us beforehand — we will always try to find a solution together.
5️⃣ Security Deposit: Before check-in, a refundable security deposit of €500 is required. It is returned in full at check-out, provided that:
- the villa is left free of damage and in a decent, tidy condition;
- waste has been sorted and disposed of correctly, following the guidelines provided in the house;
- no additional or unforeseen cleaning has been necessary, and no services outside those included have been used.
The security deposit is entirely separate from the downpayment (booking deposit= described above. It is not part of the price of your stay: it is simply held during your visit and released once the villa has been checked. Guests who treat the house as their own — which is nearly everyone — receive it back without any deduction.
