1.2 💳 Payment and security deposit (direct bookings only)
| This section applies only to guests who do not book through Airbnb. If you booked via Airbnb, payment and damage handling follow the platform’s procedures. |
- 💶 Balance of the stay: the full balance must be received on our bank account before check-in. Access codes will be sent only after payment is confirmed.
- 🔒 Security deposit: € 500. The deposit is refunded by bank transfer within 2 working days from check-out, provided that the house rules have been respected and no damage is found at the property.

The house has been carefully checked: first by our cleaning team and then by us personally. Even so, please have a quick look around as soon as you walk in and let us know straight away if you notice anything missing, broken or not working as it should.

3. General information about the house
3.1 📍 Address and location

3.2 🚶 Walking directions to the beach, harbor, kite area and recycling point
All of these spots are in the same direction and are reachable on foot from the property in about 5 minutes (≈ 320 m total).
Step-by-step:
- From the property, walk west along the unpaved road that runs alongside the Villa for about 200 m.
- Continue to the end of the road, where you will enter a small path between the trees (about 20 m long).
- At the exit of the path, turn right.
- Continue along the unpaved road, keeping the trees on your right.
- After roughly 100 m, on your left you will find:
- 🏖️ the sandy beach
- ⛵ the small harbor
- 🪁 the kite area
- ♻️ the recycling point for waste disposal
| 💡 Tip: on check-out day, this is the most convenient route to dispose of your waste at the recycling point if you don’t want to move the car. |
3.3 🔑 Door codes (property layout)
The property is organized as several independent units: each bedroom has its own en-suite bathroom and its own exterior entrance door. The kitchen-living room also has its own exterior entrance door.
Each of these doors is a reinforced security door opened by entering a numeric code on the keypad next to it. Each door has its own dedicated code.

3.4 🌿 Area characteristics: wind, dust and insects
The Villa Punta Trettu is located in a windy area, just steps from the sea, on sandy ground and surrounded by greenery. These features make the place unique for kitesurfing and nature lovers, but they come with a few small things to keep in mind.
- 🌬️ Dust: it settles on outdoor surfaces very quickly (even after a few hours). This is completely normal.
- 🕷️ Insects and spider webs: insects rebuild new webs within a few hours, especially in the outdoor areas.
- 🦟 Mosquitoes and midges: in the evening — particularly in the 30 minutes before and the 30 minutes after sunset — mosquitoes can be very intense.
| 💡 Practical tips During those hours we recommend staying inside the house.We suggest bringing your own mosquito repellent and using it.Do not leave doors or windows open while the indoor lights are on: light attracts mosquitoes, which will then come inside the house. |

Both networks share the same password. If the signal is weak in your room, try connecting to the other network — they cover slightly different areas of the property.
3.6 💧 Water
- Tap water is drinkable. It often has a slight chlorine taste, so we recommend buying bottled water for drinking. On arrival you will find 6 bottles of water on the house as a welcome gift.
- Hot water is produced by solar panels and a gas boiler.
3.7 ⚡ Electricity
| ⚠️ WARNING — to avoid tripping the breaker: do not use several high-power appliances at the same time (oven, hairdryer, air conditioners, boiler). The meter may cut the power for overload. |
If the power goes out, here is what to do, step by step:
- Switch off or unplug all the appliances that draw a lot of power (oven, hairdryer, air conditioner, etc.).
- Go to the kitchen and check that all the circuit breakers in the electrical panel behind the saloon-style door are in the up (ON) position.
- If a breaker has tripped (it is in the down position), simply push it back up.
- If after this the power is still not working, call us — see the contact box at the beginning of the guide.
3.8 💡 Outdoor lights
The outdoor lights of the property switch on and off automatically depending on ambient light (on at sunset, off at sunrise). You do not need to operate them manually.
3.9 🎥 Video surveillance (CCTV)
The property is equipped with an outdoor CCTV system, installed for the security of the building. To protect the privacy of our guests:
- The system is activated only when the property is empty (i.e. not occupied by guests).
- During your stay the system is switched off.
- When active, the cameras only record the outdoor perimeter areas — never the interior of the house, the bedrooms or the bathrooms.

4.5 🚌 Getting around
| To move around from Punta Trettu, a private vehicle is required. There is no public transport in the area. |
4.6 🅿️ Parking
The house is detached on all four sides, with a large garden and plenty of parking spaces available on the property — you do not need to look for parking outside.
5. House rules
The instructions and rules below are intended to help you use the property correctly, avoid misunderstandings or problems, and foster mutual respect between guests, neighbors and owners.

5.1 🕒 Check-in

Earlier check-in may be possible depending on the cleaning schedule — please ask us in advance.
5.2 🔑 Access codes
The codes and access instructions for the property will be sent via WhatsApp or email on the day of check-in to the lead guest of the booking. For direct bookings (non-Airbnb), codes are sent only after the balance has been received on our bank account.
5.3 🗝️ Keys
| We do not provide physical keys, in order to avoid loss or damage. If you have any issue with the entrance doors during your stay, please contact us and we will sort it out together. |
5.4 🪪 Guest registration (legal requirement)
As required by Italian law on tourist accommodations (Decreto del Ministero dell’Interno, 7 January 2013), we are obliged to register a copy of a valid ID card or passport for each guest with the local Police authority.
Please send us a clear photo or scan of the document for every guest, through one of the following channels:

5.5 🔍 Upon arrival
Even though the property has been checked several times (by the cleaning team and by us, the owners), please have a quick look around as soon as you walk in.
If you notice anything that is not right, please let us know immediately. Issues reported on the same day of check-in are not your responsibility; issues reported later may be considered as having occurred during your stay.
5.6 🐾 Pets
| Pets are welcome, but only outdoors. Pets cannot enter the house (bedrooms, kitchen, bathrooms, dining room).Dog poo must be picked up immediately, and the area where it occurred must be properly washed with water.Please keep your pet away from the indoor furniture and the pool. |
5.7 During your stay
5.7.1 🌍 Help the environment
- Please use the air conditioning and the lights only when really needed.
- Close windows and doors when running the air conditioning.
- Use water responsibly — Sardinia is a water-stressed region.
5.7.2 🪟 Electric roller shutters (tapparelle)
All the roller shutters in the bedrooms, bathrooms, kitchen and dining room are electric. There are no curtains, for hygiene reasons.
If you would like only a little light in the room, you have two options:
- Lower the shutter only partially (release the button before it reaches the bottom).
- Or, once the shutter is fully closed, keep pressing the close button for a few extra seconds: the slats will tilt open slightly, letting in a bit of light while keeping the shutter down.
| ❌ Do NOT try to open or close the shutters by hand: you risk damaging the motor mechanism. Any repair cost caused by manual forcing will be charged to the guest. |
5.7.3 🤫 Noise and respect for the neighborhood
The property is fully detached and there are no close neighbors. There are no specific quiet-hours rules, but to avoid any problem we kindly ask you to:
- Avoid excessively loud noise at night — for example, do not play the Bluetooth speaker at high volume after 23:00.
- Keep voices and music at a reasonable level around the pool, especially in the evening.
5.7.4 🚭 Smoking
| Smoking is forbidden inside the house. If you smoke outside: Cigarette butts must be properly disposed of in the residual-waste bin.Do not throw butts in plant pots, in the toilet, or on the ground.Do not leave butts in outdoor ashtrays — the wind would blow them around the property. |
5.7.5 🚽 Toilet use — IMPORTANT
| In the toilet, ONLY toilet paper may be flushed. ❌ Do NOT flush: Cotton buds (Q-tips)Sanitary pads or tamponsWet wipes (even if labelled “flushable”)Any other material other than toilet paper If a clog is caused, the cost of repair and cleaning will be charged to the guest. |
5.7.6 🛏️ Linens and house items
Sheets, blankets, towels and any other items belonging to the property may not be taken outside the house (e.g. to the beach, to the pool deck for sunbathing, into the car). For outdoor use please bring your own beach towel.
5.7.7 🗑️ Waste
Waste must be sorted into the dedicated bins and divided into the 5 categories: organic, plastic, glass + cans, paper, residual. See section 5.8 for details on each category.
At check-out, guests are required to take all the waste to the public recycling point near the small harbor (see directions below). The recycling point is also reachable on foot.

5.7.8 🍳 Use of the kitchen
The kitchen is fully equipped for cooking.
- Wash dishes and utensils after use.
- Refrigerators are left switched off on arrival. At check-in you may switch on the ones you intend to use:
- the tall fridge and the tall freezer are switched on/off using the buttons on their upper front panel;
- the tall fridge in the dining room is switched on/off by simply plugging/unplugging it.
| 🍽️ Dishwasher — important The machine in the kitchen is a professional fast glass-washer / dish-rinser (commercial type), not a domestic dishwasher. Do not load it with dirty plates, pots or pans. It cannot remove caked-on food.Pre-rinse all items thoroughly before placing them in the machine.Detergent is dispensed automatically — do not add any.It is designed mainly for glasses and lightly soiled plates.Pots, pans and heavily soiled cookware must be hand-washed. Any improper use of the machine that causes damage will result in repair / replacement costs being charged to the guest. |

5.7.9 🥫 Food and supplies in the house
- Already-opened food items in the kitchen are available for guests to use.
- Sealed / unopened items (bottles of olive oil, water, soft drinks, wine, etc.) may also be used, but they must be replaced like-for-like by the guest and put back in the same place before check-out.
5.7.10 🍽️ Where to eat and store food

Meals should be taken in:
- the kitchen,
- the indoor dining room, or
- the outdoor tables (under the veranda or in the garden).
❌ Do not eat on the sun loungers, deck chairs or sun beds, especially the ones around the pool.
5.7.11 🧺 Washing machine
| You may use the washing machine, but the owners are NOT responsible for any damage to garments caused by improper use. Please check garment labels and choose appropriate programs. |
5.7.12 ⛺ Outdoor gazebos
In front of the outdoor showers there are 4 white gazebos available for guests. Standing with your back to the showers and looking at the gazebos, from left to right:
- 1st gazebo (leftmost) — open: used to hang and dry towels, wetsuits and other wet items.
- 2nd and 3rd gazebos (central): used to store kite/sea equipment and other personal items.
- 4th gazebo (rightmost) — changing room: a private space to change clothes and leave the clothes you don’t want to wear during the day.

🚿 In addition to the en-suite bathrooms in each bedroom, guests can also use the outdoor showers (in front of the gazebos) and an outdoor toilet — useful for rinsing off after the beach or kite sessions without bringing sand and salt water inside the house.
5.7.13 🎮 Foosball table
A foosball table is available for guests, located outdoors under the veranda and protected by a cover sheet.
| ⚠️ After every use, please cover the foosball table again with the sheet — both to protect it from dust and from night humidity. The property is close to the sea, and salty air damages materials very quickly. |
5.7.14 🔊 Yamaha Bluetooth speaker
Inside the house there is a powerful Yamaha Bluetooth speaker available for guests. It can be paired via Bluetooth with smartphones, tablets or laptops.
- 🤲 Handle with care: it is a delicate and valuable piece of equipment.
- 🏠 Always keep the speaker indoors, even while you use it.
- 🌬️ Never take the speaker outside: wind, sand, dust and salty air would damage it quickly and irreparably.
- 🌙 After use, return it to its usual place inside the house.

5.8 ♻️ Waste sorting (raccolta differenziata)
Waste sorting is mandatory by law in this municipality. Waste is divided into 5 categories and placed in the dedicated bins.
5.8.1 📝 Details by category
| P — Plastic Place plastic items in a transparent bag. Rinse and crush plastic before disposal, removing any liquid residue. Bottles, containers and packaging must be empty. |
| CA — Paper and cardboard Paper and cardboard go directly into the bin, without bags. Large boxes and packaging should be folded flat and placed next to the bin. |
| ML — Glass, cans and tins Glass, cans and tins go directly into the bin. Empty and, if necessary, rinse bottles, cans and containers made of glass, aluminum or steel. |
| S — Residual (non-recyclable) waste Place residual waste in semi-transparent bags. This bin is for anything that cannot be recycled, except for special waste such as medicines and batteries. |
| O — Organic / food waste Organic waste must be placed in biodegradable (compostable) bags only. |

5.9.1 ✅ Check-out checklist — what to do before leaving
Please go through the following simple steps before leaving the property:

- 🪟 Close all windows and doors. Make sure every window and every entrance door is properly closed before you leave.
- 🛁 Used towels: place all used towels on the bathroom floor (do not put them back on the racks).
- 🍽️ Clean kitchen: sink free of grease or food residue; wash all dishes, utensils and pots; put everything back where you found it at check-in.
- 🪑 Furniture in original position: all furniture must be left exactly where it was at check-in, both indoors and in the bedrooms. As a reference:
- next to the pool: 4 sun loungers and 1 pouf
- under the veranda (between the indoor dining room and the pool): 1 large wooden table with 4 chairs
- also under the veranda: 4 small tables, 10 wooden chairs, 3 deck chairs, 4 white armchairs and 1 foosball table
- on the terrace: 2 sun loungers
- on each bedroom’s private terrace: 1 wooden table and 2 wooden chairs
- ⛺ Outdoor amenities: cover the foosball table with its protective sheet, and bring the Yamaha Bluetooth speaker back to its place inside the house.
- 🧊 Refrigerators empty and clean: remove all opened food from fridges and freezers, clean the interiors with a damp cloth, and switch them off (using the buttons / by unplugging — see section 5.7.8).
